All commercial buildings in the UK are required by law to have a Commercial Energy Performance Certificate (EPC). This document acts as a provable measure of a building’s energy efficiency, providing a rating which indicates its impact on the environment.
Commercial leases usually stipulate that the tenant is responsible for any repairs during and at the end of a tenancy. When the lease expires, the landlord will instruct a schedule of dilapidations to be prepared. If existing defects aren’t recorded in a Photographic Condition Survey, there is a strong chance that the Landlord will insist that the tenant pays for pre-existing faults.
Energy Performance Certificates (EPCs) give information on how to make your home more energy efficient and reduce carbon dioxide emissions. All homes bought, sold or rented require an Energy Performance Certificate. An Energy Performance Certificate contains information on a home’s energy use and carbon dioxide emissions and a recommendation report with suggestions to reduce energy use and carbon dioxide emissions.
A survey is much more detailed than a basic valuation, and is for the buyer’s benefit rather than the mortgage lender. The most common type of report at Andrew R Williams Ltd is the RICS Home Buyer Report. While less comprehensive than a full structural survey, a home buyers report gives a good indication of the condition of the property and its level of repair and maintenance.
When you buy a home it is sensible to have an independent report on the condition of the property. The SAVA Home Condition Survey provides an objective opinion about the condition of the property at the time of inspection. The aim of the home condition survey is to tell you about any defects and to help you make an informed decision on whether to go ahead and buy the property.
